Permitted payments and tenant protection information
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, letting agents can only charge tenants (or anyone acting on the tenants behalf) the following permitted payments:-
Holding Deposit
To reserve a property we will require a payment equivalent to one weeks rent. The rent will not be repaid in the event the tenant withdraws from the application to rent, provide incorrect or misleading information during the referencing process, fails a right to rent check or fails to sign the tenancy agreement within 15 calendar days, or alternative date mutually agreed.
Security Deposit/Bond
A maximum deposit of 5 weeks rent for annual rent below £50,000 or 6 weeks rent for annual rent £50,000 and above.
Amendment to Tenancy Agreement
A cost of £50 (inc VAT) will be charged to the Tenant if an amendment is required to the Tenancy agreement or if there is a change of sharer during the course of a Tenancy.

Early Termination of Tenancy
If the Tenant wishes to end the Tenancy early, the Tenant will be responsible for payment of the outstanding rent to the end date of the Tenancy and associated fees incurred by the Landlord in finding replacement Tenants for the property.
